CVS Development, Ridgecrest property, Ozark Bridge project, Arnold Commons, Arnold Crossroads, Drury Development. Can you think of any more? I'm sure you can. It's a wonderful day in the neighborhood.

Tax Incremental Financing is how big developments are done today. Don't like it, move to Alaska.

If you want to pay for it, you go right ahead and write them a check, but don't expect others to foot the bill to enhance the pocketbook of the developer. It's a vicious cycle that needs to be broken and it will if enough people educate themselves.

This article has EVERYTHING to do with Arnold. TIF's cause the extremely high tax rates. Don't shop in those areas.

And where are people to shop? In some other city's Wal-Mart, that sits in it's own TIF? I'd rather have my tax money stay here and support local jobs, than to pay for a development in someone else's town, and support their jobs.

Of course, your angle doesn't surprise me. It's the "all about the anti-Arnold, me, me, me, screw everyone else" mentality. It was exhibited on the City Council, it's being exhibited on the County Council, on the County level, and we see the same behavior in the House of Representatives in Congress, when the Tea Party and their wanna-be Speaker held the Country hostage just because they didn't get their way.

You mean holding the city, state and federal officials accountable, don't you, not hostage? The Walmart in Arnold is not in a TIF, but is in a TDD. That is where the extra one cent sale tax shoppers pay at the cash register comes from, something voted on by a contrived group of willing property owners, not citizen voters. Those who may have opposed were excluded, in other words it was a stacked deck. Now those very roads that lead to those same areas must be redone at taxpayer expense because there is an unlimited pool of money to draw from that because the city was in such a hurry it wasn't done right the first time so it must be done over.

Prove people were left out. Supply links to the paper documents.

DSH, this is where they fail because they make allegations with no paper proof to back it up.

The only nut is you. What he is saying makes perfect sense. You are paying taxes in something you already own, and you're paying year after year. Illinois does not have personal property tax.

Just goes to show that you will tax as long as you get what YOU want with OUR tax money.

TDD - Traffic Development District. Similar to a TIF, but helps subsidize the cost of building the roads for the development. I believe the Wal-Mart in Arnold was in a TIF as well, but it may be expired. TIF and TDD have to be approved by the Council, so I don't see where anyone was "left out" in the process. It's not something that has to be passed by the voters. If you don't want to pay the tax, then go shop somewhere else. But most likely, if it's a big box development, you'll be paying a TIF or TDD tax. So, once again, why not just stay local and help Arnold keep its revenue local, instead of paying a TIF tax somewhere else?

Transportation Development District. Not Traffic. The Walmart in Arnold was NOT a TIF project. They acquired their land fair and square from owners with no threat of eminent domain. They even did a swap with the Church there. Unsuspecting shoppers go there and get hit with the high tax rate. Read some more, the TDD is made up of land owners like First Baptist Church of Arnold that contributes not one cent of sales taxes to the TDD, but they were a sure 15 yes votes for the TDD so they were included, but Best Auto, a sure no vote was excluded. Funny how that works, isn't it? The only people who benefit are the developers who get their project paid for by the unsuspecting taxpayers. Do a little more research before you try to make invalid arguments.

Was Best Auto even there when this was passed? My guess would have been probably not. They were probably still doing business in the Triangle. Again, provide the proof as that will have the dates on it and we can make the correct determination.

TDD's and TIF's are both taxpayer ripoffs. They are nothing more then corporate welfare. If a business cannot afford to build something on their own they shouldn't build it at all. All they are doing is saving all that money for profits & to pay management huge salaries. If all cities would refuse to give our tax money away to big businesses, they would all have to pay their own way.

This person obviously has no clue what they are talking about. Best Auto was located in the Arnold Commons before it was the Commons. They were not an acceptable business as they did not generate enough sales tax revenue to stay there. Now there is another automotive repair shop located in the Commons who will not generate an acceptable amount of sales tax revenue, but what the heck someone must like them better, right? Like the new dentist that is located in the Commons when Homer Tourkakis' practice was unacceptable because they did not generate enough sales tax revenue to pay off the TDD. What happened to equal protection under the law? Hmmmmm?

Maybe "Today in Arnold" doesn't realize that the Arnold Commons was referred to as the Triangle.One possible reason they didn't want Best Auto in there was the big eyesore of a junk yard he had behind his building with all kinds of junk vehicles and weeds a foot tall.

Best Auto was a business, just like Christian Brothers Automotive. The City of Arnold picking winners and losers is not their function as a government. You cannot just take someone's property because you don't like the way it looks, that is arbitrary and capricious and flies in the face of property rights granted to individuals. Condemning a taxpaying business like that or Dr. Tourkakis dental office who have employees and customers who hail from Arnold and surrounding areas is just wrong. Maybe the City should come condemn your house because they don't like the color you painted it or the brand of windows you have installed and they should pay you what they consider a fair market value, tear it down and sell it to someone else so they can build a bigger, better house on it and let your neighbors help foot the bill. That sounds wonderful, doesn't it?

There you are going overboard again when you lose the argument.

Where is that proof? All of Arnold is waiting to see the documents. If this was such an issue why didn't Poor file a lawsuit for being excluded?
