The owner agreed and therefore my unit was the only unit with a home made something protecting the back door. I say this because after the handy man did it, I got a call from the property manager because I got complaints about the blocker. I had to remind the property manager Aloha that the blocker being complained about was put up by the handy man. In lieu of all this I don't mind take responsibility for the patch hole and crack in the front door. I just want to go on record saying that We filled the hole. Unfortunately I did not have time to paint it because I had to be out and I had to wait until the patch dried.As far as the so called Re-install living room screens thats a bunch of bull crap. I had some one rescreen every window in the house. The only window screen we could not put back up was on the right side because the handy man ended up replacing the entire Frame ( I think it's called. The part holds the jalousie in place and the cranks are attached too.)Any way the handy man ended up screwing up. The way he cut it if he put it in right you couldn't open the window. So instead what he did was make it so that instead of the last jalousie he put a wood pane. Now they are trying to charge me for it. Also there is such thing as normal wear and tear. I admit my only fault with the carpet is not being able to have it professionally clean. If I did it would of removed the three juice stains on the carpet. Which was the only problem with the carpet. In fact another person was moving out at the time and they lived there the same amount of time as me. Their carpet really was bad compared to mine. They had red dirt stain and Black oil stains etc. My carpet looked brand new next to it. Anyway instead of just having my carpets professionally cleaned and charging me $300 they instead took it upon themselves to recarpet and charge me $1325. I believe the only reason they did this is I have Section 8, They did not want to return my security deposit and because I have Section 8 and moved out on the 5th they have to reimburse Section 8 $798. Something they don't want to do.

Lani Properties charges false late charges, and kicks little kids out onto the streets.
They are a fraudulent groups of career criminals and they are going to be on the news one day about all the fraud they are committing.

NO STARS and TWO THUMBS DOWN for BILL RAMSEY, INC.! Just to let all the tenants know, they treat the landlords like a nuisance as well. If you own property avoid this outfit unless you want to be totally left in the dark and treated like a mushroom. They don't return phone calls or emails. Everything is done at their convenience, NOT yours! How they have the nerve to charge a management fee while being so unresponsive is beyond me. Fortunately, I am dumping these losers and managing my property myself starting next week. Tisha Ramsey, what goes around comes around. I hope you get what you richly deserve twice over!

The slumlords are taking over Hawaii. Lani Properties is in competition with your Bill Ramsey to be the all time worst slumlord in the islands.

My mom and I rent one of the rentals from Bill Ramsey,Inc for nearly 10 years and every single time has been a rude and bad experience. EXTREMELY BAD AND EXTREMELY RUDE. Chantelle Drumeller had been our manager from sometime and she was insenstive, rude and terrible. Neighbors made all the time trouble to us telling they were going to beat us up and Chantelle and the rest at Bill Ramsey,Inc refused to handle any of the issues and instead told us to deal with it or move out. when we were having bathroom problem issues they yelled us and told us to deal with it. Everything in our unit from Bill Ramsey Inc is in disrepair and the refuse to do anything. they had the stoved turned off when we moved in and we didn't know and they yelled at us for breaking the stove when we didn't even know it was actually off and we just moved in! And then we questioned them about a concern on our lease they told us that we had until august when our lease ended and they was going to kick us out for nothing! they had no grounds for anything to kick us out and that's not what we wanted to know or do about our lease! they have been terrible and they are always fishy about everything we do. bill Ramsey,Inc is a terrible company.

DO NOT rent from Bill Ramsey Inc!!!! Find someone else to rent from! They are the worst management company I have come to know, dishonest, have horrible customer service, don't care about their tenants!When they took over management of Coronado Condos the place went to hell. A black mold outbreak due to a leak and people getting sick.(baby got neumonia and old lady got sick due to mold) They will also hold you accountable for every flaw even if it was there before you moved in! You WILL NOT see your deposit back no matter how much you clean! If you are desperate enough to move in record a video/take pictures and write down every flaw and imperfection in the whole unit! The inspection lady is the biggest bitch I have ever met! And they also force you to open your home to them for "mandatory inspections" and its truly uncomfortable and invasive. I pray they go out of business and the actual owner of the properties reads this finds a new management company.

Our whole building recently got served eviction notices because the owner is renovating the complex so I needed to find a place I can afford. I've been where I'm at for 13 years n I reside with my mother and 2 children. I saw. I'll Ramsey had a 3/1.5 bath on Kaipuu st for 1200 so we saw it and went down to bill Ramsey's office to turn in our paper work. Before we spent the $40 on the application fee I asked if our income qualifies our take home income combined is 4600.00 they said yes but I let them kno my mother pays the rent and I provide food and electricity. We also let them kno my credit is bad because of my past abusive relationship. They said its ok they'll run my mothers credit and well be fine. We called 3 days later to check the status on our application n they said we don't qualify. My mother has to make 3 times the rent and because My credit is not great.. I really don't mind that we don't qualify but they were so rude when I talked to them on the phone. They have no compassion. I will NEVER rent from these people!!!

I recently moved into a Bill Ramsey property and was told that repairs would be made within a few weeks of moving in. The apartment has plumbing issues which prevents the water from running properly in the bathroom. It has now been over four months and I am still waiting! These people are ridiculous! If you can find an apartment with a different management company, go for it!

I had Googled a search regarding Lani Properties and came upon this and another site.

I'm looking for people who have been genuinely wronged by Lani Properties. If you have, send me an email at an808guitarman@yahoo.com ONLY if you were a victim of wrongdoing by Lani Properties and their actions against you was not because of something you did or did not do which brought their legitimate actions against you. Tell me what area was the property you rented from them and the problems encountered with them, and if you have witnesses and evidence (documents, photographs, video, audio files, etc.). Perhaps we can help each other.

All other posters or readers that did not have any direct personal wrongdoings against them by Lani Properties please mind your own business and let me get in touch with these people. I want especially to get in contact with 'Slumlord Abuse Survivor', the couple who lost their beloved pets in the raid style eviction, and the person who was sickened and had to be put on 4 different antibiotics to get better. I also would like for 'Primo' to contact me as well if you would.

Let's get connected and maybe we can help each other so that we can get some measure of justice and have them stand accountable for their actions. Just because they have the big bucks does not mean they have the right to wrong others.

TWO THUMBS DOWN AND NO STARS!!! If you are a property owner then avoid this company for managing your property unless you want to be left in the dark and treated like a mushroom. They fail miserably at returning phone calls and emails. When I asked several times to provide copies of various documents they failed to provide them. Two things they are great at include stonewalling and not following through. There appears to be no accountability with this outfit. When I confronted them about some of the property in the unit disappearing over time they just ignored me. In my opinion they don't deserve any future business when treating landlords with such contempt.

They are the most dishonest, rude, abusive, disrespectful down right awful company I have ever dealt with. They never return calls. They always seemed annoyed by my phone call if they answer. They have the longest lunch breaks, every time I call Lisa or Candace are on lunch nobody ever knows who is the property manager. I did my check out inspection and they said carpets are good, $250.00 carpet cleaning fee. Said the tub drains slow, said if they find hair I'm gonna be charged, good luck I shave my head, well got charged for a tub stopper that built into the tub what the hell that's not my responsibility $127.63. Got a $250 cleaning fee for dirty mirror, really. Also got a $25 miscellaneous fee for late rent. I was never late mail the check every 28th they didn't cash it till the 11th once again not my problem. Sent me bogus Microsoft word documents as invoices anybody can print up a word document. These people act like they are above you what gives them the right. The place looked 10 times better then when I moved in and $650 from my deposit this is ridiculous. Don't ever rent from bill ramsey. I wish I had found these reviews prior to renting. Just know that if you rent from them your gonna get scammed in the end.
