How well run is Willow Run? Is it well maintained? Are the landlords honest? Will I get back my security deposit (assuming I don't destroy anything) at the end of my lease?

Through my observation of willow run I have noticed lots of misinformation from the landlords and just today I know someone who was suckered out of their 500 dollar "refundable security deposit" before their lease was even in affect because they had an emergency and weren't able to take the apartment. Never even moved in and they kept their deposit from them.

i use to live there.. and they took my deposit because i hung pictures on the walls.. so i wouldnt advise anyone to move there

i currently live in willow run and it is a well maintained, nice place to live. they're owned by david wall and his sons. any landlord will find a reason to keep your deposit...before i moved here i lived on nicholas street in abingdon and let me tell you...400/mo and it was a DUMP! i had bees in my apartment, and it was utterly nasty..and the landlord john carico was a complete dickbag.

for example, the asshole called and complained said i was partying (i live alone and the most i had over at a time was my boyfriend)..he'd call and harass me all the time, when i confronted the neighbors and the landlord was proven wrong - he never apologized to me....so to be a bitch and prove a point about deposits, i hired a cleaning crew to clean my apartment after i left AND HE STILL KEPT THE DEPOSIT.

if the walls kept your deposit you probably should've read your lease a little better...they're going to take out anything that costs them money to fix...its business. that's what you do. i have no problems in my apartment, and if i do...theyre quick to fix them...i have a washer, dryer, dishwasher, real ceramic tile and wood floors in my 1br apt...and i pay 475. that's pretty cheap for such a nice property.

i recommend willow run.

I have rented several places and Willow Run was by far my favorite. Everything was well-maintained, and cared for. If I had any problems, they were taken care of in a very timely manner, and when I bought a home and moved out, I did get my security deposit back. The landlords were always true their word and very helpful.

I lived at Willow Run for many years. The place is awesome and the landlords are the best. I highly recommend it to anyone. I hope to move back there someday, when I return to Virginia. Best apartments in the area, by far.

The landlords are very honest about their expenditures, and the property is well maintained. Prices are good for the area, the apartments are well furnished. We moved from one Willow Run apt to a larger one and the landlords only charged us $50 from the security deposit to pay for professional cleaning.

There is a steep S-curve hill that you must drive down to enter the complex and every time it's snowed so far the landlords have been out there early in the morning salting and driving the CAT out to clear off the roads.

if you have kids, worst place to be. one of the landlord's sons, a big bully very rude and hateful to kids. I don't recommend this place for anyone, especially if you are an honest straight forward person......

Don't expect the landlords to be honest with you. When you go look at the place, if you see something wrong and point it out, they will say 'oh, we'll fix that tomorrow' but they never will. They take money out of your safety deposit to shampoo the carpet - but they will have someone moved in before they ever get around to having the carpets shampooed. This one person wasn't able to get out of their lease 2 months early, so they had to pay for the 2 extra months - but then they had someone moved in before those 2 months were up. They never got the extra money back. Its a place to live, and they will fix major things like pipes breaking. But don't expect your safety deposit back (even if you are super clean), and don't expect the small things to be fixed, and don't believe them when they tell you how much they clean in-between people and how they will fix the minor things before you move in (or ever).

I hade the same problem...when we moved moved in we needed a few things fixed and they kept promising to come fix it then 3 months later my husband had to get a little rude with him and said if he didnt fix it we were gonna do it and send him a bill because he was violating his part of the lease now whenever we need something they bring it within a few days...you just have to be kind of a dick to get anything...as far as deposit its in the lease that you dont get it back...other then that I love living there...its quiet for the most part haven't had any problems with anyone yet other then some fat lady trying to tell me how to parent my kids

I had a great experience while living there. I do get my deposit back.

Do you pay your own water bill, electric, phone, etc or do they? And how much was a 1 bedroom 1 bathroom to rent?

lived there , nice place for apartments . Quite I had a garage there , the staff was great and no problems . I cleaned cars there my familys fleet . on sunny days . found easy livin and cheap bills had 2 bedroom with garage . no traffic

Do not rent here! I wish I had seen these reviews before but desperate to find a place in time I decided to just go with it & thought, "how bad can it be?" First off, trying to get a hold of "management" is an ordeal of its own. They are barely ever there, even during their normal business hours and when you finally get in touch with someone they are not very professional.
The apartment complexes are old and not well kept, but for $600/mon for 2 bed, 2.5 bath one really can't complain. When my roommate and I first came to look at the apartment we gave them a whole list of things that were wrong with the place, but since they were written down I assumed it was accounted for.
During the initial evaluation of the place, we told Mark the carpet was dirty and smelly. He said they will clean it before we move in. One month later we got our keys and started to move in and ONCE AGAIN we told him the carpet was dirty and smelled (did you clean it?) and he said yes we did and we just had to air it out, but if it bothers us they can clean it again. Great!The day we actually had to start living there (week later), the carpet was still dirty and smelled.
Fast forward one year and we are moving out. We cleaned the apartment to it's original state and the original guy (Mark) was unavailable to do the final run through. The older guy told us the carpet was dirty and we will probably be charged for it. We told him that it was like that when we first moved in and we told Mark twice to clean it. 45 days later our deposit finally comes in the mail and they took $125 for carpet cleaning and $175 for painting and cleaning....I think you know where I'm going with this.
Best advice: make sure everything is written down and take pictures if you must live here.

Another student and I lived there for a year; before we moved in we was shown the place and the carpet was dirty. We requested the landlord to clean the carpet, yet, upon the second visit the carpet was still dirty and it looked like it was only vacuumed, there was still a musty smell in the apartment. We requested again for the carpet to be clean again yet nothing was done. Eventually, due to school schedule we couldn't wait any longer and moved in. We tried our best to clean up the place ourselves and made it bearable. When we moved out a second owner inspected the place and told us the carpet needed to be clean, we informed him that the person who shown us the place was told that it was dirty and our requests to have it clean was never carried out. The older owner then told us he will check with the guy (they may be related?). We moved to Fredericksburg and after two months of callings for our deposit check we finally get a check for HALF of the amount. Called and was told reason being "..carpet needed to be clean."

Very untrusworthy and dishonest owners. If you have to rent here, make sure to VIDEO TAPE THE APARTMENT before moving in and while being shown the place as proof for later on. Too much of a headache to deal with since we are now so far away (I'm guessing the owners counted on that from the beginning). Good Luck!

Yes, you pay for everything. Rent is only for rent. I am not sure about 1 bed/1 bath but I got 2 bed/2.5 bath for $600/month

Yes you pay everythinf. Water sewer trash electric cable etc. I think rent is around $500. But I called not too long ago and no 1 bedrooms open. Waiting list. I looked elsewhere. Maybe that's changed since then. I don't know. Seemed like a nice place though.

I wonder what the children did? The apartments need to be safe for all and sometimes the children NEED to be told to be respectful if the parents do not tell them.

Please video tape! The deposits are returned when the apartment is left as it was found. The carpets are cleaned after every tenant leaves and many times the carpets are replaced. Maintenance is carried out in a timely manner and checks are mailed in a timely manner forwarding addresses are left.
