Do any other companies that perform contract work for stratas want to discuss how some Property Managers and their companies
have ripped you off?

Things like: late fees, lack of payment,lack of or
poor communication, loss of paperwork, invoices or contracts, dictatorial attitudes, liens, small claims court,
loss of clientelle.

I'm looking for electricians, painters, roofers, landscapers
gardeners, and others that are independent of the management companies to weigh in on this concerning issue.

No property managers please.

"Contracting to stratas" raises an interesting question about the extent that contractors are being ripped off by some strata management companies. Given the sleazy characters in the strata management business who are ripping off strata owners it is not surprising that they will also be treating their contractors similarly. After all there is no Code of Ethics and Conduct for strata managers so anything goes.

Hmmm, very interesting that our site has been removed. Someone out there, perhaps a preacher man is running scared! Funny thing about democracy is you can't silence the voices! We will find a way to endure, we will fight for what is right, but the most important point; "We, unlike the preacherman and his henchman will fight our cause with honor, dignity, and truth".

YOU CAN'T HIDE THE TRUTH! Our voices will be heard, we will bring forth the changes required to make people like the preacher man accountable for their reckless, ruthless, behaviour! So for all you henchman minions out there...you can run, but let me tell you "YOU can't HIDE" we the people will expose you!

Just found these posts, so what has the owd sod bin saying.
Having spent 40 years in the construction industry I found management coys were mostly bad ass bandits.
In fact I also made money from ripping them off! n Tisw called get your bown back.

I'm in Pitt Meadows. Your preacher man's church is in a strip mall here between
a country cabaret and a car shop called Killers.
I always thought that was funny. Now I know who he is.

As for your posts disapearing, perhaps the host
is concerned with potential law suits from those of whom we speak of so highly.

Our muses seem to have alot of lawyers in their pockets

Funny that a preacher would put his church between a strip club and a biker joint!

We live in an old complex in a very nice place,suddenly a developers wants to buy out our place,they have all the information about us,how much was the last sale,the updated names of all the proprietors etc etc.Because we did not want to sell they said that with the majority they can go to the court and force us to sell,so we have to sell the place for the price that they offered, which is insufficeint for us to find a similar place, because no negotiations were carriedd out.The board said that they do not have anything to do with that,but in a meeting that we had with the developers the treasurer said that he, as member of the Board, that we have to sell and started to enumerate all the problems that we have, at one point I told him "DO not say anymore because the offer is going to be down".I write this because today it is us tomorrow can be one of you.I feel that we have nothing to do when the developers want a piece of land. They will always prevail...Please help

Bertha; you don't have to sell just because everyone says you have to. Yes, they can go to court and it will be very costly for your strata and the developer to do so. It takes years for this to go through the courts and by the time they force you to sell, you will probably get a really good price. Try to find out who else doesn't want to sell and stick together against those who want to sell. You might be surprised. Also check the Strata Property Act online to see what rights you have in this situation. Hang in there and Good luck.

The reason the strata topix came down is because Dave Hensman / Teamwork Property Management was caught in a bold faced lie (which he is very good at) and he was threatened with a lawsuit.... all of his post's came tumbling down as the lawyers scrambled to repair his image. Herr Hensman, you have bullied and hurt a lot of people. You will never get away with it again. When we read your name in the obits... you are going to have thousands at your service, waiting to throw the dirt on you.. you are a scum bag.. Prickley Pete

It looks like someone has deleted most of the comments relating to bad management companies, especially Croft and Baywest. Probably their own computer hackers. Let's continue to share information about these criminal organizations so other stratas don't go thru. the hell we have.

Dave Hensman of Teamwork Property Management was disciplined by the RECBC again! Can't seem to keep his hands out of the honey pot! Apparently he feels he is entitled to use 13 strata corporations operating funds as his own. Gee, he gets to go to school, and pay a small fine. I say all 13 strata corporations cancel their contracts with this firm as obviously they don't know what they are doing, and certainly are not acting in the best interests of the owners. We Strata Owners thank-you for your support! You are absolutely right the world doesn't need bullies and hypocrites and this is why we have this forum, to expose these people for who and what they really are. For example the SPABC (Strata Property Association) has current members who have been displined by the RECBC yet they accept these members into their association. The public belives that the association only accepts members in good standing. What a crock! Dave Hensman has been disciplined twice in the last year by the RECBC and the SPABC still advertises his firm "Teamwork Property Management" as a member of their association. In my humble opinion the SPA is just as bad as Dave Hensman for not protecting the public as their website suggests.

The SPABC has a "code of ethics", which from the looks of things isn't worth the paper it was written on.

And remember too, that one of the 'advisers' at RECBC is Angela Uruski-Gerard. She is a former manager who worked for Permania, another crooked company, and then had her own company, Ascent. In the few years she had this company, she ripped us off blind, then got paid by another crooked management company, to take over our strata. This all got her a top spot at RECBC where she can continue to support her friends and management companies. The Strata Property Act and RECBC are great at supporting the black market and the crooked underbelly of society.

Sorry, my mistake. Angela Uruski owned Monarch Strata Ventures..our strata has had so many management companies that have ripped us off, they all blend into one, and Angela's company takes the cake. She, like Dave Hensman purports to be a good Christian and then when the strata put their trust in her ( GOD) she laughed all the way to the bank, But, being a good christian, she was able to go to her priest and go to confession, say 100 hail Marys, sound contrite, get forgiven and laugh all the way to the RECBC....suckered them in as well...God Bless us all!

Every day i am more surprise, every time that you said the thrue, somebody said that they ARE GOING TO SUE YOU.What about with the people that do wrong things,do they have a lawyer in the family?

Management companies are the biggest culprits here...if you dare question any of their actions, especially when they're stealing your strata's money they get their slime-bag lawyers to send you threatening letters. Baywest has a habit of doing this, and their slimey lawyers like Jamie Bleay and Philip Dugan like to show that they are winning the pissing contest against condo owners and they keep pissing on owners until the building drowns.
