I'm moving to BC and going to be living in New Westminster or surrounding areas.

Can you tell me where in New West is the best places to live etc... or even better tell me the bad areas I need to stay away from are?

Seems from the crime statistics that the place has its fair share of trouble what is you experience with the place?

New Westminster has 167 police officers in the smallest municipality on the west coast. The Armory is located here as well. New Westminster is known as: "The Queen's City" or nick named: "The Hub". The Armory is for the Queen of England when she resides here. When she not here, the Armory is used for training purposes. "The Hub", New Westminster is like the Hub of a bicycle wheel, you are always half way to most other places.

We have everything from Apartments, condominiums, houses, rentals and boathomes.

The south-west area is an area to avoid. 12th street down to Stewardson Way.

New Westminster is the pride of BC. It was destined to be the capital city of BC but was passed over due to Victoria strategic location.

I am thinking to buy apartment in new west but I heard so many things about the city. I am new to BC and not sure which area in new west I should prefer or whether or not I should buy any property there?
Need help. Could any body guide me.
Which area is better area to live, Up town, Quay side or Victoria Hills

I moved over to the "Sapperton district" from the "Moody Park" area, just over four years ago. However; having lived in New West since 1996, I can tell you that I have seen it all here. Though it is slightly quieter over here compared to other areas, the crime rate is basically the same. The only difference being, the criminals over this end of the city, are less likely to get caught in the midst of there criminal activity. If I am wrong on this fact, please tell me.

New Westminster is a great place to live. But it is an urban environment with its share of urban problems: traffic, congestion and yes crime. If you are looking for a suburban lifestyle away from the buzz of the city, from shopping and restaurants that is not serviced by transit and is not within 20 min. ride from just about anywhere in Metro Vancouver, New Westminster is not a place for you. If, on the other hand, you would like to live in a fabulous city, with a small town feel, where you talk to your neighbours, the coffeeshop owner two blocks away knows your name, there are still small mon-and-pop shops around,that is smack in the middle of the city and has a lot of heritage and character with a lot of nice historical neighbourhoods still in-tact, this is a place for you.
When it comes to crime, I feel like New West gets an unfair bad rap. Crime is localized to skytrain stations and parts of the downtown. The criminals are petty, known to police, and mostly drug-addicts. There is not a lot of violent crime, and murders are un heard of.
I live in New West since 2003, and in my opinion the best neighbourhood is the historical area surrounding Queen's Park and Tipperary Park, if you can afford it. The West End is also great. The new development at Victoria Hill is also good, very popular and generally considered a good investment. The Quay is awsome, as it is right on the water, and the adjacent River Market will be undergoing huge facelift. Be forewarned, that the Quay condos are notorious for leaks/ water ingress. The rest of New West is very affordable and hence has it's problems.

We have lived in New West and have a growing family. It is a fabulous city to live in. Tons of families and a true sign that it is a great place to grow up people either stay or move back when they have their families. Like any city there are areas to avoid but the best places to live are Glenbrook North, Queens Park, and West End. Uptown or Moody Park, as well as upper sapperton are areas that are being revitalized and are slowly cleaning up. Victory Heights is also a well established area as well. Hope that helps :)

We are planning to move New Westminster for about 6 months. Our daughter will be going to ballet school each day on Main Street Vancouver. We plan to live on 5th Street in New Westminster. Can anyone tell me what that area is like? And realistically, how long does it take to get to Main Street by Sky train? By bus? Is the traffic en route bad?

No one who has a choice would want to live in the Royal Flush (New West). Worst city government, highest taxes, highest crime, worst traffic, amenities suck.
It would best be described as a slum.

We have lived in NW for 8 years now. Our welcome to the city was having our front door kicked in by a drug attic while our 16 year old son was home, the man got off scott free and we had no front door. The police said he was running for his life so no charges on him. Every morning yuo wake up to people hanging off thier balconies hacking up a lung or two and when you walk outdside it smells like and ashtray. You are always greeted by the NA's who urinate and throw their garbage in your flower garden when there is a garbage can 2 ft away. So we are looking to leave and never look back at NW as it has been a horrifc experience for my whole family. NW is a slum and will take decades to improve and alot of rich money!

New Westminster is really a fantastic place, it has an abbundance of parks and green space, it is very safe(I walk my dog all hours of the night and have never had an incident), they are doing an amazing revitilization of the downtown with new buildings going up and a new pier park on the way, if you are a dog owner there are soo many dogs here and so many parks for them to play in, it is really a special place and truthfully i find it to be better than most of vancouver, maybe I am biased cause I chose it as my home but I love it here

New Westminster is a great little city. It has a lot of character. Some areas are sketchy....some fantastic...just depends on where you choose to live. There isn't pretentiousness here as there is in Vancouver. It's real - with real people.
Good and bad like all cities - just look for the good and you will find that New West is just fine.

They were coming up from under the floor because the flooring was not properly put in. Their were so many of them. I had to move out shortley after I lived there but the building manager refused to help me. I was told by so many people while I lived there about the constant problems with bedbugs and I wouldnt rent
this place to the homeless!!! To be made to think that those apartments are the greatest place to live and move in..... its was devestating. The costs I still am trying to pay off from the moving. I had to throw out so many of my belongings before I moved afraid to have bedbugs and drag it to my new place. There are roaches in this building and I was told by close friends in there that there are a lot of them too. My apartment was very filthy when I moved in and I had to clean up fesis off of the floors. My appliance were absolute SHIT! I was told id have new ones but it didnt happen the intire time I lived there. I even know the children in the building and around the building all had head lice. This is definitey not the place you want to rent!!! Im typing this up to warn people so they dont make the same mistake that I did. I feel so sorry for the poeple who are moving in there and have no idea what they are moving into. The fire alarms do go off all the time in that building. Frazer prospects look nice from the outside, but the inside is a whole different story. They are extremley cheap when it comes to renos and fixing up the apartments. They will rip you off to find anything wrong with your apartment so they can steal your deposit. Making people think they have a great apartment and letting them live with rodents and in complete filth! Shame on you Capilano Property Managment. This is no way to treat people who give you at least $1000 a month!!!

No matter how you look it at it NEW WEST is not a nice place to live unless you like being taxed to death, drug dealers, homeless people going through your recycle bin at all hours, rats, mice, people yelling and screaming all hours of the night, naked people dancing on the balconies hooting and hollering and yahoos parking their flagging trucks right in front of your house ad the setting the beeper off at 3, 4, and 5 AM cause they think they can and honestly who is going to stop them? Certainly not the city or the police as they have better things to do like take our money and then when we try to have a voice they laugh and tell us "we'll look into that" Yah ok. But if you have a ton of money and move to queen's park then the city will listen because money talks and the police will come when called caused money talks. But if your poor sap that lives any where near Moody Park then forget it you will never matter as they look at that as "living on the wrong side of the tracks" Your taking a huge gamble by moving to New West. Oh and my favorite when you post the actual true about NW on a site such as this, other yahoos make dum little negative comments about you when all your trying to is warn people.To those of you with huge comments to me, don;t bother as I am not tracking this and your just another dum yahoo that knows nothing and probably still lives with mommy and daddy at home. Silly Person!

I just moved from New West not because we didnt like it but for work reasons.
We enjoyed our time in the city very much,great place to live just be careful where you live but the same can be said for anywhere.
My only problem with living in downtown New West was it's very loud but thats the price you pay for living in a urban area.
Overall I would live there again and when we go to but something will most likely consider New West
