talk ABOUT TOWN....Middle Village,NY Real Estates....One of the Agents of a local Real Estate had a conversation with me yesterday. July 11th.
I was surprised to hear that the outfit he works for is slow on selling homes right now. "Phones on not ringing' he said except for apartment rentals.
I looked up later at the companies web site, and I was shocked to that the combination of the several offices they had, had a total of 75 Houses for sale?
With so many of their signs all around, plus the site showing that many homes for sale, I was puzzled why he said,'the phones are not ringing'.
Impressive to an owner thinking of selling, but to me that is a RED FLAG.
What is the benefit of having so many homes for sale?
It doesn't help the owners trying to sell.
So is it a feather in the cap of a Realtor, to have dozens of signs around and that many homes for sale on their web site? Probably the best Tool for a Realtor to attain even more listings. But indirectly, with that many homes for sale, and that many signs around, it isn't helping the agents of that Realty.
Ergo, Pricing the Home correctly from the start is the number 1 Priority.
Otherwise the become part of a collection that sits on the market month after month.
HOMEOWNERS *Better pay attention to this, and use it to your advantage when considering Realtors.
With record low mortgage rates the last thing you want is to still be for sale until next spring 2013.
One big Real Estate with so much ammunition on hand, with No Bulls Eye being hit at all.
Or a individual like a Sniper, using the ammunition and Hitting the Bulls Eye each time.
That is the objective folks to sell as quickly as possible, not become part of a stamp collection sort of speak for the Brokers benefit just to have more signs all over the place!

Worried about his/her car lease payment?
Buy not buying a Car, or Leasing a New car I bought property.
Had a tax write off for years, and my home is worth 8x's what I paid for it.
I drive a beat up car, and it gets me around.
You can't live in your car, it depreciates, and the Image you had of impressing others with your new Car lease diminishes, when you invite your date over your mothers house!
Since the above poster is from Florida, there are a ton of homes you can buy for under a $100 k. And with 20% down, I think paying a mortgage of $268.00 per month, is doable even for an employee of a McDonalds vs leasing a car, plus a write off.
Another statistic it sounds like.Too Bad.
I always have paid cash for nice low-mileage late model used cars, cash is king, no idea what you're rambling on about.

COMMENT-Whta Landlords were collecting they can not get that rent today.
If they do not adjust the rents to current market conditions, the stores will stay empty. And if it can be a write off, then they remain empty.
Transition past 10 years on Metropolitan Avenue and most other Avenues has been a slowing downturn of major proportions due to the economy.
That hurts all the rest of the business owners too.
Now what hurts the Community in addition to the Retail Market Status is the overwhelming amounts of available apartments. Reasons why, is the following: Landlords who have 5 rooms-2 bedrooms and 6 rooms-3bedrooms, primarily do not want children. The few who do accept a family request one child only. And if you have a small pet, good luck. And yet the Landlords want $1800-$2200 rent for the apartments. The impact of this goes to a whole wider level in the coming years. Meaning this, if the majority of Landlords do not accept children, eventually children will have to be bused in from other neighborhoods. When this happens, then the families of these children want to move to the area to be closer to schools.
Unconfirmed by vicent: I overheard someone on the Avenue say in order for his brother to get an apartment in Middle Village with 3 Kids, he had to pay 2 months security and $1,000 dollars under the table to get the apartment.
Yes tough times, but people/Landlords will take advantage of situations when it comes to money.
Funny: recently.....a couple was shown an apartment. They liked it and wanted it. Everyone sat down to discuss it. The Landlord said directly to the tenants, my bedroom is below yours, and I do not want to hear any noise at all from you, do you understand! Results the couple walked out and didn't take the apartment.
Odd.....the new wave of tenants looking for an apartment request New Kitchens & Bathrooms and the apartments must have wood floors with no carpeting. My first apartment many years ago that I wanted, the Landlord said I expect you to fully carpet every room so I do not hear Noise from you.
So why do many buy 2 and 3 family homes if they have a dozen rules and regulations?
Lastly, off Eliot Avenue on the most beautiful block with Ambassador Homes,
there was a huge 5 room apartment and the owner/landlord had gorgeous wood floors. However, he decided to order and pay for Evergreen Carpeting throughout the Apartment. It was like being on a Golf course, and the Landlord said take it or leave it. In 2 months he did get tenants anyway.
Go figure?
