First: No on 98, Yes on 99. Vote in June. It's important for rent control to be saved. My line of business is selling homes and helping people get into homes when they otherwise couldn't. Three years ago, this "Lifestyles" (MHC) corporation sued the City of Santa Cruz for many years. When the City ran out of money, rent control went away for the two parks located in the city of Santa Cruz (there are almost 75 parks in the County). How coincidental that one of them was one of the most desirably located parks, and is a senior park at that.(De Anza Mobile Home Park, which is located overlooking the ocean.) The rents now are $1600-$5000/month. Many owners have had to give up their homes, which also means any equity they've put in. If they pass away, the beneficiaries have just walked away from the homes, as they can't afford the rent, and it's almost not worth trying to sell the home. Park owners have purchased mobile home parks knowing full well that the parks are on rent control in our County. They need to put away their violins that they aren't making enough money - in this case, MHC is very wealthy... They don't care about people's lives, they care about waiting out the seniors to pass so that they can finally rezone and develop the land into an even more profitable business. Of course, it's not personal, it's business...bad business. We need to fight this, and fight it hard.(VOTE in June - NO on 98, YES on 99.)

Zell is right, pay up or move on. He earned his investment in his land and cannot move (maybe shake); at least you can transport your mobile home if it has not rotted on site because of your poor maintenance.

traveled the world. been to many third world countries. lived and schooled in a few. life is cheap,real cheap as in $5/$10 cheap between life and death. this is the united states of america...right? my moms lived in contempo for more than ten years. she is now 81 years old fighting for her life with cancer, and now may loose her home to zell. her grandson and contempo resident for ten years is in marine bootcamp. he will deploy soon to iraq to protect our country,including mr zell. point is zell is clearly trying to lower the value of humane life and humane decentcy down to third world level standards. how can we as americans hold our heads high if the very decentcy we fight for through out the word is destroyed in our own coumminities. be an american not a third world zell.

Mr Zell, Can you open your heart to this people lived in this cummunity we are a human being.Our economy in UNITED STATES is bad!!! mostly people live here have a fixed income. i felt some of them trying to Zell their mobile homes, and run away hoping that they will get something out from thier manufac. mobile home money to start a new life, no BUYERS!!!, I guess its make you happy to see this people suffer and lived in the street and children too.

Prop 28 - EMINENT DOMAIN. LIMITS ON GOVERNMENT AUTHORITY. INITIATIVE CONSTITUTIONAL AMENDMENT.
* Bars state and local governments from taking or damaging private property for private uses.
* Prohibits rent control and similar measures.
* Prohibits deference to government in takings cases.
* Defines “just compensation.”
* Requires an award of attorneys fees and costs if a property owner obtains a judgment for more than the amount offered by the government.
* Requires government to offer to original owner of condemned property the right to repurchase property at condemned price when property is put to substantially different use than was publicly stated.

WAS DEFEATED,

what is the status for contempo marin residents now that 99 passed but residents have gotten a notice on rent increase. are you all just ignoring the rent increase until the appeal is done? i would like my sister to buy/move into comtempo but i would hate to uproot her if she is suddenly going to have to pay $1925 monthly which she absolutely cannot afford. she makes very little and supports her disabled husband. can someone let me know. thanks

Just a question, are you the same people who sit by while the old disabled woman who was left by her deceased husband a home with an attached rental that is occupied by some slick rich criminal lawyer under rent control. The disabled old lady can't hardly pay for her power bills or her medicine let alone do building repairs since the unit is under rent control. The lawyer is living in a $2,000.00 unit for $480.00 and there is nothing she can do, she can't even talk to her tenant and ask him to move without being sued under the law as in SF. Where is the sympathy for her, or is this just a one way street as usual? I've got to say that you sound like a bunch of city employees who figure that since you can't get fired from your work you therefore expect you can never be required to move. You've got to consider both sides for a change, although that goes against the grain in today's entitlement minded society.

There should be economic means testing before one can receive the benefits of any Owner Subsidized Housing aka. Rent Control. But that is the case only if one agrees that there should be Owner Subsidized Housing aka. Rent Control which I don't since it is societies problem and not the individual responsibility of the property owner.

It is now 2012, 4 years later and so much crap has been going on here, and it still continues.
Scar tactics and bulling is now their MO.
Jim and his staff are liers and are using it against homeowners. They pry on the weak and less fortunate. Bulling them out of their homes.
And it continues ....
They must be STOPPED!
The fight continues.....
