Why would you compare the Santa Fe Home sales to those in Virginia? While there are many foreclosures in both Santa Fe and Virginia, to say that Santa Fe is not as bad as Virginia makes no sense! It's apples and oranges! Virginia (popluation 7.8 million) has cities larger than the entire state of NM, much bigger than Santa Fe (NM population 1.9 million). So wouldn't there be more houses in Virginia than Santa Fe? And then there would be more foreclosures in VA!? That spin doesn't work! Shouldn't Realtors, and local officials, be asking why houses in Santa Fe are not affordable and/or more expensive than the rest of the state? Come on New Mexican, ask these questions and question the answers!

home prices in santa fe (adobe disneyland) do not refelct the santa fe salaries, there is no indusstry here for someone to afford these over inflated prices, i do not understand how a middle working class family can afford a 300k home, its unfair and for another its not worth the amuont of money for a pretty average home on half a city lot with homes to close togather but reality is hitting home maybe one day we will have fair home prices here in sf.

Hopefully home prices in SF will come down another 30% or so into reality. The inflated BS that we have been facing for years needs to be curtailed now. The SF Realitors have and continue to inflate prices for their own gain: basically nothing they say can be trusted. Pricing will be too high when: A) jobs/incomes within the trade area don't match the cost of real estate and there is not enough lower priced housing to meet demand (Aspen, SF and other resort towns);B) the cost to replace an asset is cheaper to do than by existing product. This is starting to happen but because Santa Fe is so difficult to get permits to build (constricting supply and increasing pricing), I think that this recent trend will not be long lived.

Santa Fe is a more desirable location than the rest of the state and is better known outside of the state and country than anywhere else in New Mexico. Thank goodness we still have a real estate market and did not overbuild (too much) and are not seeing the foreclosure rates that some places are having. Now I'm sure some whiner is going to start blaming others or will list all the reasons they don't like Santa Fe or don't like it anymore; but most people understand that things change and you choose what is important to you. If that means chasing a job elsewhere or finding a better deal on your housing in Rio Rancho or Kansas (or renting here) you do that.

It really is simple. we live in a city that doesn't ignore issues like water and did not overbuild. Have you been to Las Vegas - nothing but foreclosures, smog, cheap development and sprawl fanning out for miles and miles. The Colorado River/Lake Mead is insufficient to meet their water needs and now they are proposing a huge pipeline to steal groundwater from upstate. No, the "build it without thinking model" is a proven dead end and not desired here. Especially with the limits on natural resources we have.

You're absolutely correct! Real estate is driven by supply and demand. Maybe some people will be able to wrap their brains around the fact. As to your assessment about why building is so expensive? Bingo! Again, you're correct my husband and I built a new house (95% by our own hands) behind our existing historic property and the retro fitting toilet nonsense was over the top. The city gave us a huge hassle for almost seven months and thousands of dollars in attorney fees. This is one of the factors that will continue to inflate properties for years to come. Blame it on the locals!
