There is also a second option, which is what I did. Buy a 2-4 unit property and live in one and rent the rest. I bought two houses on one lot and live in one.

It's been a great way to start off because you can keep an eye on the tenants as you learn the ropes. You also get the benefit of home ownership AND having a rental property.

Or you could sell your house fast for cash! There are still many many people out there buying houses everyday for cash, especially in the Fresno, Ca area. Just look around on the internet.

I know my reply is quite retarded but I wanted to share my experience about renting out the home. I have 2 houses in Harker Heights TX and have hired John Reider Properties to manage both of them. I'm very happy my decision of renting the houses, now I just have to sit back home and receive the rent in my account.
