How is that dumb? What justifies a $150,000 threshold for a couple (statistically, most of whom have two jobs) versus a single person who is held to a $75,000 threshold?
because there are two of them. 1+1=2. 75+75=150.

If a first time homebuyer wanted to buy a home they could simply get an FHA mortgage which requires much less in the way of a downpayment. I'm not really sure why we need this state sponsored loan when FHA financing is available.
Two reasons:(1) The folks who will be applying for this don't even have the measly 3% down for an FHA loan, and (2) Most would never qualify under the relatively easy income and debt ratios.

In other words, these offers are designed to assist folks that have absolutely no business buying a home.

Simply put, if you can't qualify under FHA and/or afford a 3% down payment, you should just continue to rent until you can.

That's the way it worked prior to 1999 and it's the reason we never had any significant housing bubble up until that point.

This is because American made is garbage. Americans aren't what they used to be. At work I look around everyday and I see perfectly capable guys slacking off. They don't push the envelope. They blame others for their problems instead of blaming themselves as the root of all issues first.
As I read over your post I couldn't help how you laid into the president of our country and all the lazy filth of the land, but never, NOT ONCE, did you lay into yourself for making stupid decisions and not doing your due diligence to protect your hard-earned money.
And THAT is the problem with America today.
Yes you are right. I should blame myself because when I came out of college I decided to purchase a one bedroom condo that I could easily afford on a fixed rate instead of the three bedroom house on a APR with balloon payments in five years like many did. Yes I should blame myself because I did not save my hard earned money and instead paid back my student loans, paid off my credit cards, completed my car payments and purchased a home. Yes I should of done my due dilligence and been able to predict an economic collapse. Hell I should of done my due dilligence and wrote a book about the impending real estate and stock market collapse, I could of saved millions of people from losing billions of dollars not to mention put alot of coin in my pocket.

I lay into our president but didnt lay into myself for being stupid? The stupid were the ones that purchased homes far beyond there means. The stupid were the greedy baby boomers that currently head our banks and offered ways for people to get into homes that could never afford. Stupid are our politician that turned a blind eye to lending practives to as you put it "cover thier six". The stupid are the ones that had to get bailed out. The stupid is the one that is going to cost our country everything by throwing trillions of dollars to what I guess you must obviously consider the "smart people". The stupid are the people that have time to watch the "pefectly capable guys slacking off" and not doing a damn thing about. Whats really worse slacking off or having the time to actually sit there a watch the people slack off.

I bought a one bedroom condo in '04. Met the woman of my dreams and got married in the beginning of '09. Forced out of the condo because she has two kids and bylaws state only two people can live in one bedroom now have to rent a house. Bank wont let me short sale condo because of the current value to debt is to high. Can not get any type of refinacing to lower the payment on the condo. Tried and can not get any assitance from the wonderful Obama plan because I no longer physically reside there. Cant qualify for any of the "down payments loans" because I own the condo even though my wife has never owned a home. Currently renting condo for about 200 less a month then mortgage, paying rent on a crappy house, working two jobs just to make ends meat. Yet your telling me that the bum on the corner who probably hasnt paid a dime in taxs in years sucking on the goverments tit by living on a welfare check can get an 8000 dollar loan for a house he could never afford and has no intention of ever paying back.**** is wrong here! The harder you work the more like **** you get treated. The lazier you are the more you get rewarded. Obama, taking the low percantage of poor people and making them middle class and taking the high percentage of middle class and forcing them into poverty. Not to mention this great "clunker credit" he invented where people cant trade in a piece of crap, get a 4500 dollar credit to get a fuel efficient car that once again they probably cant afford and will be repo'd within the year. Not to mention you dont even say you get a 4500 dollar credit on a AMERICAN MADE FUEL effiecient car. Now everyone is going to buy a toyota, the japanese are going to make out great, the old clunkers are going to be turned into scrap metal which will go to China and be manufacted into some piece of **** and sold to the united states and the taxpayes get to pay for the 4500 bucks. HOWS THAT AMERICAN DREAM TREATING YOU?
Just wait til that woman of your dreams files for divorce and hits you up for alimony. And then you get laid off from your job. THEN you'll be pucked harder than a $10 wh..ore.

no, it's your fault. you should have never paid more than 20% over 2000 prices. if you did that and put 20% down, you would be fine now.
why would you agree to pay for an apartment for thirty years unless you are too old to take care of a house? did you think when you got out of school that you wouldn't want to start a family for thirty years? please admit that you were just as greedy as the rest of them. how long have you lived in south Fl? can't you see how much the neighborhoods have declined over the years?

From 1952 "American Government":'In brief, liberty (freedom) is a thing of the spirit- to be free to worship, to think, and to speak without fear - free to challenge wrong and oppression with surety of justice. Liberty conceives that the mind and the spirit of men can be free only if the individual is free to choose his own calling, to develop his talents, to win and to keep a home sacred from intrusion, to rear children in an orderly society. It holds that man must be free to earn, to spend, to save, and to accumulate property that may give protection and security to himself and to his loved ones." "Eternal vigilance is the price of liberty." Seems no one is 'vigilant' any more.

That's a rather ignorant approach. Do they require two homes? Do they pay twice the utilities? Sure, they require twice the food, but, how much of your income goes towards food if you don't have children? They may have two cars but do they NEED two cars? I don't know about you, but most of my monthly expenses come from my residence and associated utilities. So no, in this case 1 + 1 does not equal 2.

This is because American made is garbage. Americans aren't what they used to be. At work I look around everyday and I see perfectly capable guys slacking off. And THAT is the problem with America today.
**So you will keep buying Foreign made Autos? And have the money go to their Country, rather than ours? Isn't that one of the reasons we are in this mess now? Because many like you are buying foreign made products vs american made? Didn't you learn that it affects everyone eventually when that happens? If they are not working, those that you refuse to buy from, then they lose their jobs, then they do not spend, so it eventually affects other businesses and they eliminate jobs.
If we do not support our Workers, how will our people have jobs? If everything you buy is bought from other countries, you deserve what happens.
And maybe the reason you see people slacking off is because they work for people like you. Those that are the do gooders of the world and think everyone should be dedicated to their jobs, such as you are.
Well until People are paid what they deserve and are treated with respect, you will never see them want to work hard. Why should they? So when they get close to retirement age, they are let go? Or the Businesses change the rules when it is time for them to retire? Why should anyone be loyal to their Employers anymore? What good does it do you?
Most do not give on hoot about their Employees. Do not value them, do not pay them accordingly. Cannot rely on that business being there when they decide to retire.
The reason they don't care is because they are sick of being mistreated. Our Culture has sunk to new levels. Until big business stops hiring illegals or immigrants, giving our jobs to them for lower wages, while we have millions unemployed, it is only going to get much worse.
The Businesses caused our Workers to give up, they broke them. The little employees are the ones who do all the work but who gets the big bonuses? The big shots at the top who do nothing but sit in their Luxurious offices or go for a 3 hr lunch.
Keep buying your Foreign Autos, one day when there are not any American Manufacturers, let's see what you have to pay for that Foreign Auto, since NO COMPETITION. They can name their price!! You are not too smart either.

If someone can't afford to buy a house on their own why can't they rent. I rented for years before I bought a home. I rented until I was in my thirties. Now I have to pay taxes for someone else to get a break on owning a home or to get a home out right for nothing?

That doesn't make any sense.

Sounds like reparation to me.
