Of course people want to live in the urban core of Redlands, it’s the most historic walkable place in Inland Southern California. Do you not read the trends, or see the condos popping up in downtowns world wide. In addition the Redlands Mall was built on top of an old extension of State Street that grew organically in the past and should be replaced. Get out of your bubble man, it really is nonsense.

Your New Urbanism is not for most of Southern California. First, it is not what people want to buy or where they want to live. Second, developers only offer it when cities get involved and offer density "incentives" and good old cash to build something new where something old once stood (developers would do it on their own if the market demanded it). After development, these New Urban communities become Rent Land, with absentee owners and itinerant tenants, which lead to urban blight, pollution, and overloading of schools and infrastructure.

Redlands Mall was never a viable shopping venue. The Redlands Downtown is dead and few businesses have survived there, and those that have survived have not prospered. What do the Mall and Downtown have in common? All came forth with the City of Redlands interfering in the free market. If the City of Redlands attempts to direct a New Urbanism core at the Mall site, it too will fail because there is no viable mass transit in downtown (don’t even kid me with the bus system there), no decent shopping, few jobs nearby, and crummy parking. The list goes on, and on, and on.

But wait, they haven't even approved a downtown Specific Plan to the Redlands General Plan that includes this type of multi-use land use designation. Isn't that putting the cart before the horse again City officials, especially when you have a 15-year old vision as your baseline and traffic information that is two decades old?

I think SoCal-planner grows his own, organically. One missing part of the dream, money doesn't grow on trees so no one can afford to do anything other than reuse the mall at this point in time. A mixed-use, transit-oriented development on the mall property is a pipe-dream that is at least fifteen years away, but that should give Redlands officials enough time to update their General Plan and Downtown Specific Plan. Or then again, based on how the City has been planning its "vision" over the last fifteen, maybe a thirty year old plan will still work- NOT!

PLEASE move the few remaining businesses that are in the Mall to the empty stores on State street, raze the entire mall, continue State Street all the way to ESRI (Redlands largest employer). Get a clever architect to keep the underground parking (under Gottchalks) and build shops to compliment the old State Street. Ask Jack Dangermond to help! He is refitting a building on the East side of State Street right now.
