It seems that all of the cretins are out today, Thank you Santa Fe New Mexican for allowing the moronic babble that we have seeing here today. With that said, have a great day and since you hate brokers so much, I will trust that our paths will never cross...
One thing, what is it with the feeble-minded dimwit's post about waiters...it is honest work, you inessential backward twat! Nevermind, don't answer...I am fairly sure that it is easier to sit at your computer and collect the government cheese. CYA!

I bought my house for $160,000 in 2004. I had a real bank appraisal of $345,000 in 2007 when I re-financed. So if it's gone down a bit, I think I am still pretty OK. How about you other guys?

No can really "blame" realtards for the housing problem in Santa Fe, any more than I can blame greedy lawyers, stock brokers, anyone who is commission-based, really. If I were a Realtard, I too would lie all day and make big $$ sales. It just taked someone educated to realize 99% of Realtards are loser, second & third career people--folks who were uanble to hold steady employment in the past. Suddeny, they pay 2K to one of those dumb real estate classes: VOILA, Instant Career! It seems everyone was becoming a Realtard few years ago, hopinbg to cash in. What I find entertaining, is most those clowns are now barely making their Lexus payment and 2 mortgage payments. Some of those knuckleheads actually bought those crazy condos at Alameda Condos, off Cerrillos Road, remember? They all thought they were gonna make big bucks and flip them. Now they are all stuck for years and years to come. See waht happens when GREED takes effect? LMAO

..in 2001. Refinanced 9 mos later at 5.25. More than doubled by 2006. Still at double as of late and will sell in a few months at a great profit.

Realtards in disagreement, even pathetic. It's like watching two donkeys pulling in opposite directions. But I have to say, Ms. Schroeder appears spot-on. At least she's honest. I'm suprised she's president of SFAR--integrity is not a pre-requisite for that job. I may actually use her in the future...NOT.

I am a broker and far from a thief, I am educated (Master's in Business and Marketing), unfortunately I haven't had the pleasure of selling shoes in my past...I have nothing against an honest day's work.
I don't understand the hatred towards real estate brokers, the last time that I checked, the majority of businesses have a middle man. However, Real Estate is one of the few businesses where you can skip the middle man, utilize all of the information/data that the middle man has created with his own work and money (MLS), attempt not to pay the middle man (sell it on your own) but still utilize the middle man on one side of the transaction and still accomplish your goal. What other business can you do this in?
I've never blackballed a FSBO, I can tell you from experience that working for a FSBO means that a Real Estate broker will do ALL of the work for 1/2 the money, yet...we still do it...again, I ask...what other business can you do this in? Keep in mind that 95% or higher of FSBO's are usually lower priced properties where the sellers aren't financially savvy...that isn't an insult, it is just fact.
As to taken advantage of the public, if I wanted to complaint, I could tell you stories about how clients behave in our world...not so pretty. Yet, I've created a HUGE amount of wealth for clients in the past and I am still doing this today...a good Broker is worth his/her weight in gold, a bad one...much like any other profession...
I'll give you a free tip, if you want to use a broker...interview a few people, ask tough questions and hopefully you'll end up with an experience and savvy broker. I know, your friend's wife/husband just got her/his license and s/he's really nice...Remember, there is no such thing as a "best-broker" for all occasions, different properties have different needs and YOU, the client, need to recognize that. The next time that you're represented by a clueless broker, it is your fault as much as it is his/hers.
I don't want to create a flame war, I am out there...I don't make up the prices, I could be your neighbor...I guess that you get to call us a realTURD out here on the "net", the internet gives a voice to everyone and that's a good thing, even if it means that we have to deal with the lowest common denominator.
Peace.
my Realturd friend. FSBO not being financially savvy? UR pretty darned ignorant for making such an assertion. You have created a lot of wealth for your clients? Huh? How's the application coming along for Walgreens these days? Still building all that wealth?

Daily Horoscope for January 7

Cancer

You feel the urge to move onward, powered by your wisdom: when you're right, you're right. You may feel that any further explanation is unnecessary, but the people you're dealing with might need it spelled out for them. Take the time to draw a picture or use smaller vocabulary words to get your point across, Cancer. A public demonstration will probably prove to be the last word on the subject.
