Boat Slip Financing is Now Available! The on going rumors on the posibility of owning a boat slip or boat rack through financing has been around for about two years now. Is it true? What are the benefits? Who has these services available?
My name is Ernest Gonzalez ( Mortgage Broker ). In this article you will find out the truths and myths about how financing boat slips came about. Boat slip & boat rack financing is very true. I will first out line how it all came about. It all started in Tampa, Florida. I was working for a corresponded lender as a mortgage broker and marketing myself by meeting with local real estate developers. I figured, meeting with the big boys in the business that I would definately land more loans. This is where I came across Stan Brown. Stan works for one of the biggest coastal developers in Florida. These community developement projects have golf courses, shopping centers, high rise condos, single family residences, and boat slips.
After speaking with Stan Brown I found out that the developer had many interested buyers with yatchs and boats. Behold, I stumbled upon a community that I had no idea how to even start building a public relationship with ( YOU, THE BOAT OWNERS ). Stan explained how these prospect buyers where interested in purchasing a property but didn't have the cash money to purchase the slips. They would rather buy a water front home with a doc before ditching out 350k for a slip up front. Being so, developement slowed down, sales that could have sold, didn't. So I asked, what can I do to help? Stan, simply told me, find me financing for the slips, we don't have anyone that will do it. He said, "Ernie, if you can get me financing for those slips, the account is yours" . " All 230 Slips here and about another 250 slips where my wife works".
No boat slip financing available!
I thought NICHE PRODUCT.
To make a long story short. I started contacting all 160 lenders that I had available. From the Florida Keys to Maine and then across to Vancouver, Canada. NO BODY! Then I went international. NO BODY! Then I went with private hard money. I found a few except the interest rate was to high for my fellow boaters. I didn't stop their though. Three months of research and no one can do this type of financing. I came across The Mortgage Captain through it all, so I knew their was financing out their, but where? After speeking with Mich I found out that he came out with the product about a month earlier before I did. Who's to say that two guys would come up with the same idea at around the same time? Simply explaining to him the I had 500 available boat slips for financing, he offered me a job. Being that Mich was dealing with individuals, I was going after the bulk accounts. I wasn't able to find the bank through Mich as he wouldn't disclose that information, but atleast I knew that their was financing available. Then, finally I found the Banks. And needless to say, I never spoke with Mich again. I wish him well, and he did seem like a great person over the phone. So now you know how it came about. Atleast on my end. From what I understand, it's ME & MICH in the industry providing financing for boaters across Florida. That is it! No one else can achieve financing for boaters in the industry. Mich takes on individual boat owners, I take on bulk accounts!
