<quoted text>It isn't what your house is worth today, it's just that they raise the valuation 3% like the state says they can do. The valuation is meaningless; its the mill levy which costs in taxes, and they can make that whatever they want to make it.
Even if they lower your valuation, they still want at least the same amount of gross income as they had the prior year, so they'll increase the mill levy to compensate. As one goes down, the other goes up, and in the end your pot of pocket tax bill will typically increase annually. I've lived here for 43 years now and mine has never gone down in that time, never.

Well, for what its worth, I usually protest my valuation every year through a property tax consultant. There are many out there. I won a couple of times. If I lose my protest, I dont get charged. If I win, I get charged 30% of any earnings gained.
Dont forget to add the family exemption if you havnt already - no one will go out of their way to tell you. Its a 2k exemption off your total taxable value.
And the veteran's exemption...

Both reduce property tax/assessed values for veterans and disabled veterans.

Vets are allowed an $4000 exemption on the "taxable value" of their homes for property tax purposes in NM as well as an additional $2000 family exemption - the latter aka Head of Household exemption.

IIRC, the vets exemption can be used on a car license in some manner or another if one prefers but as it was explained to me long ago, taking it on your property taxes was more meaningful for actual $ & saved. Of course this is all something they don't offer to tell you so if you don't know of it, you're SOL.

They have it on their website and it is accessible to everyone. Disabled vets have a 100% tax exemption on their property valuation. Vets have $4k reduction on their home property value or a up to a 1/3 reduction on their vehicle registration if they do not have enough or sufficient property to take the full $4k in home property reduction.

Yes, the info is available, but my point was many wouldn't think of it in the first place so would likely never look for it unless someone pointed it out. Funny how many entities don't go out of their way to let others know about stuff like this.

Thanx for your added input, I suspect we just helped someone out<G>.

The homeowners will be told if they don't promptly pay their taxes within a week, the county will lock them out of their homes and sell the property at auction. You know they used to have to put a lien on the property and take it to court. Giving a 1 week ultimatum for a homeowner move out (absolutely impossible to accomplish, especially if the occupants are renters) seems a little like the sheriff of nottingham antics. If I don't have a couple hundred to drop for taxes, I sure as hech don't have the credit rating or 1st month, last month and deposit to move and find a rental. Will be a lot of homeless if these thugs do what they threaten.
.
plus
.
First locksmith or county employee that gets blown away by a 12 gauge thru a door as they try to jimmy a lock open to change locks or add an external hasp or lock, will probably be the last attempt at locking someone out of their own house.

Got ours Saturday and I could have had a heart attack, our value is at least $60,000 less and still they think it increased.
Going to let our attorney fight this one as I am not about to pay more for less. All the more so when brand new homes bring built two blocks away are selling for 50% of what we paid 6.5 years ago.
Now if the state did not allow the school districts to tax us separately it would be a fair amount.
That is not allowed in CA unless since moving here they changed their tax laws.
To prepare you and your attorney to fight, from one who's been there, first. In New Mexico, there is an "assumption that the County Assessor is ALWAYS correct". Therefore, you'll need plenty of ammunition before you confront these jackals in their Kangaroo hearing. First thing, YOUR ATTORNEY SHOULD DEMAND A LIST OF ALL HOMES, NOT JUST A FEW THAT THE ASSESSOR CHERRY PICKS, THAT ARE SIMILAR IN SIZE AND LOCATION IN YOUR AREA THAT HAVE RECENTLY SOLD.
IF YOU FAIL TO DO THIS, THEY WILL CHERRY PICK THE ONES THAT HAVE BEEN SOLD TO OUT-OF-STATE PIGEONS WHO LIVE IN AREAS OF THE COUNTRY WITH OUTRAGEOUS PRICES, AND WHO THOUGHT THEY WERE GETTING A BARGAIN FOR THEIR OVERPRICED ALBUQUERQUE HOME. Remember this. I don't know what authority you can use to request such a list- maybe the Freedom of Information Act? As for me, they can kiss my snow white butt after the November/December 2012 tax bill. I have my 100% veterans' exemption from property taxes and from then on they'll have to pick on others. Thank You, Lord! Good luck!

if you are a 100% disabled veteran, you send a copy of the letter of award that the Department of Veterans Affairs sent you to the New Mexico Veterans Service Commission in Santa Fe'(the assessor has the form that must accompany your copy of the letter of award).
Then, in about two weeks' time, the NMVSC will send you this light tan Certificate of Eligibility. You take that to the Assessor's Office and they record it. The deadline for submitting each year is March 31, so if you file it after that, you won't get the TOTAL PROPERTY TAX EXEMPTION until April of the next year. Also, you send a copy of the DVA letter of award to the DMV with the accompanying form (MVD has the form you need, so does the DVA) and you will get FREE DISABLED VETERAN LICENSE PLATE, or Purple Heart if you have one and you prefer that to the Disabled Vet one.
Next, you go to the DVA local regional office and you request a letter from them so that you can get your Department of Defense ID card which will enable you to go on post at Kirtland and buy at their commissary. Before you go to Kirtland's Gibson and Louisiana entrance, you will need to go to the Gibson entrance right next to the VA Medical Center. There they will give you a PASS. You then take that pass and your letter from the DVA and present it at the building it will state on the map they give you.
You will then get your tan color Department of Defense card which will enable you access to Kirtland AFB and especially the Commissary. Good luck on your journey/struggle. It took me NINE YEARS AND 3 MONTHS to get it, but with G*d's help I finally got it in June 2012! Thank you, thank you, thank you Adonai, Elohim, El Shadai, Shabaot!
